Time to make the next step?  Buying your next home usually means selling your first home. Whether you're going to buy before you sell and may need bridging finance, or want to sell first before buying again, we can give you the right advice. We have great relationships with real estate agents, valuers and solicitors all over New Zealand, so we can easily refer you to other professionals who can make this process easier.

 

Investing in Property

Property tends to be seen as a safe investment as it’s tangible – and it often is. If you’ve been considering investing to prepare for your retirement or to help family get their foot onto the property ladder, we can talk to you about your options. These can include using equity in your own property or savings as a deposit to create or grow your portfolio.

Building or Renovating

Building a new home does involve some additional steps however we are here to make the process as seamless and stress free as possible. We can explain the difference between the types of construction contracts available and how these can affect the amount you can borrow.

Consolidating debt means taking out a new loan to wrap up all of your debts into one loan so you can pay them off at once – ideally at a lower interest rate so you can get out of debt faster. We can help you do this to save money and simplify life. If you’re looking to buy a new car or need money for your wedding or holiday, we can do the figures and apply for a top up for you.

Getting a mortgage is only half the story. We want to make sure that come what may, you can still afford to meet your mortgage repayments over the next 25 years or so. Get in Touch

Give us a call or connect via email.  Once you’re ready to get started, we can meet wherever it suits you - whether that is in person at our New Plymouth office, at a local café, your home or via phone, video call or email. We’re available 7 days a week and serve clients nationwide.

Information and Documentation

Once we’ve had the initial chat and understood how we can assist you, we’ll let you know a list of the information we’d need to move forward.  To start, this will include confirmation of income, proof of deposit, bank statements and identification. 

The Interview

We’re looking forward to getting to know you!  The interview can take place either in person, via video call or on the phone.  We can send you a link to our simple online application or we can complete the application together when we meet.

 

Applying for Pre-Approval

Having a pre-approval with a lender prior to purchasing a property ensures the process runs as smoothly as possible and gives you surety around how much you can borrow.  However, in the fast moving world of real estate, this isn’t always possible so we can also assist with last minute urgent deals.

Confirming Finance

Congratulations, your offer has been accepted!  There are usually a few conditions to meet prior to the bank confirming finance unconditionally so we will work with you to help get these satisfied.  Once we have and the bank has let us know in writing, we can let your solicitor know who will, with your approval, confirm to the vendor’s solicitor that the finance condition has been met.

Settlement Day

Once the bank has released the loan proceeds to your solicitor, they will then transfer the funds to the vendor’s solicitor.  The property is then registered in your name and you’ll get the call to collect the keys to your new home!
